An estimate on changing my flat roof to a pitched or sloped roof, area about 3.5m x 3m approx, my bathroom as a flat roof always leaking. on the pitch of main roof they are tiles common tile?

why ar eyou taking this decision instead of repairs. I think you should go for liquid rubber coatings.

Anyone know any Good Free roofing estimating software? I really need one, please help out?

Microsoft Excel would be a great tool for costing and analysing.

You can download it from the net easy enough. Google search on "open-office" and its free.

Brand new roof or re-roofing with molding problem ?

My house was built in 1986, about 3000 sqft, 2 story and colonial style.
I noticed some black stains on the roof and was told that it was molding. No leaks(maybe not yet ?) and no shades or tall trees around.
When I got roofers for an estimate, some said it’s ok with re-roofing meaning putting new shingles over the exiting ones. Others said they need to take out the old and put down the new shingles.

Can I have your expert advice on this ? Thanks.

If you have the typical shingles, your roof is reaching the end of its life. (Many shingles from the 1980s had 20-year warranties, while others had 25- and 30-year warranties.) I would consider ripping off the roof and replacing it, as your chances of the current shingles failing in the next couple of years will increase. Put on a new roof and have peace of mind for the next 20-25 years.

Is it insurance fraud to submit a high estimate to the insurance company but then get repairs somewhere else?

A friend’s parents had roof damage from a hail storm and got an initial estimate of $32,000 and submitted that to the insurance company. They got the insurance check already, but now they found someone else who will do it for $28,000 instead. Can she go with the cheaper place and pocket the extra?

Of course they can go with a cheaper vendor and pocket the extra.

I am in the process of having roof replaced after hail damage. My insurance company (Travelers) adjustor had given me the verbal go ahead to do roof based on the estimate that we received. We have not yet received check. The roofers were here today and have already found about 19 pieces of decking at $45 a sheet that need to be replaced that are not included in the estimate that adjustor got. Can I get them to pay for that decking now as we have not received any money and claim still shows as open per insurance company?

If the decking clearly shows the hail damage, they should pay for that as well. If it’s rot, they won’t.

In either case, DON’T let them throw out the decking – you need to be able to show it to the adjuster.

And you need to call the adjuster in the morning, and ask. Again, it’s going to depend on why the decking needs to be replaced.

Can I take the roof off of a split level home and add a level? If so, what would be a rough estimate?

The attic is unfinished, not fully insulated, unwired, unventilated… but quite large – with floor finished covered. A couple of windows, maybe 8 feet in the center, but fairly steep roof with rafters. Decent staircase up – but would also need a spiral or other additional staircase. Bathroom upstairs would be bonus, but not required. Any estimates? Anyone have anything similar done?

with wiring, insulating, ventilation, finishing windows and trim, hanging sheetrock and finishing drywall and painting, and carpet you are probably looking at twenty thousand or so.

Now I am no expert, but I have been a carpenter allmy working life (I am 76 now) Those that have told you to replace with a new roof, might be right? If the roof has been on your house for 25 years more or less, I would say replace, I am not too much on putting a second layer of shingles on a roof. It involves removing the tabs and then nailing new shingles over what is left. I don’t like it because it only adds weight to the roof, and sooner than latter you are going to have to have that roof removed, then the cost to have the roof replaced will cost more because they (the roofers) will have to remove a double layer of old roofing. My suggestion find a reliable roofer and trust him (go to your bank and ask them who is a good roofer)

My Roofer put on my estimate for roof replacement "Felt Caps $40.00" What is he talking about?

If I chose not to replace the felt paper do I still need the Felt caps?

Cap nails are simply nails with a plastic cap to secure the felt to your decking. We would not recommend installing shingles directly to your decking without the proper underlayment. If you decide to use felt for your underlayment, you may want to have the contractor price 30# felt v/s 15#. 30# is slightly more expensive, but offers more protection.

30 Ft. Jayco has a UV damaged roof. Estimate to have it replaced with a rubber roof is $3,000. Is there anyway to repair it yourself ?
